Having carefully designed and refurbished a large amount of properties with tenants in mind, we really understand how to recognise and communicate the features and benefits of each house. We listen to what the tenant is looking for and best match them to their criteria. We take the time to ensure prospective tenants feel confident with our service and your property. In doing this, we find tenants are happier and stay for longer.

Tenant selection & Referencing

To make sure we get the very best tenants and create the best possible house dynamic in our HMOs, we are very selective in who we pick. We always think about the other housemates by trying to match similar people. In our experience, putting in effort to do this, means households are better matched and thus tenants tend to stay longer. The benefit to landlords – consistent rent and reduced costs. Every tenant who is accepted gets reference checked. This includes looking at credit history, employment and previous landlord references.

Inventories and Inspections

We use the very latest tech to undertake our inventories, schedule of condition and inspection reports. We regularly inspect all our properties to ensure we maintain the highest standards and it’s also a great way to continue building our relationships with our tenants.

Professional Management Service

Good management takes a considerable amount of time, especially in HMOs. The management of tenants is an area we strongly believe we provide to a very high standard and we have frequently had repeat tenants tell us that they wish to stay in a property managed by VCC Homes rather than go elsewhere, which of course, is a benefit to our clients.

Refurbishment

Landlord Fees

We have several packages available and will tailor them to you circumstances. Our maximum fees are all subject to VAT and are as follows:

· Management commission maximum of 15% + VAT of rent collected

· Tenant find fee £250 + VAT OR Maximum of 1 months rent + VAT

· Professional Photography and/or Staging and/or Videography - £100-£1000 + VAT

· Inventory or inspection maximum £400 + VAT

· Maintenance, Repairs, Servicing and other professional services such as cleaners or gardeners maximum of 20% + VAT on any works

· Additional property visits, extra to ones included, price per visit - £35 + VAT


· Cutting of key/s - Invoice + £25


· Deposit dispute fee - £20 per hour

· Anything outside the scope of the management agreement £40 + VAT per hour

· Withdrawal fee - £200-£350 + VAT
